Will the mortgage company require repairs?

For most government backed loan programs (FHA, Fannie Mae, VA) and even some Conventional loan programs, there is a good chance that the mortgage company will not loan money on a house if there is obvious repairs. If the roof needs to be fixed; if the water heater does not work; if the heating system does not work; if there is missing flooring; if the stove does not function... etc etc. then the mortgage company will require those items to be repaired before closing. If you have a home in a similar situation and do not have the time or money or energy to fix the problems, I can buy the house from you as-is.
