The answer to this question is a difficult one to answer. A lot of the answer will depend on:
*Do you need to sell your house or property quickly due to pending foreclosure or some other reason or is time a secondary concern?
*What kinds of repairs or updating are needed to make it ready for the retail market? Will the property pass inspections and loan requirements? Do you have the time/money/willingnees to do the required repairs?
*Do you live in the Albuquerque area or someplace further away? It can be a hassle to prepare a home for the retail market and manage the property while it is on the market.
And a I am sure there are other potential things that might push you in one way or another. But the truth is, it does not always make sense to sell to a cash home buyer. You may be able to net more money by doing repairs, listing the property, and paying realtor fees.
